Lyons Corner Apartments & Townhomes
Berkeley Square Capital Partners acquired Lyons Corner Apartments & Townhomes in October of 2025 in an off-market transaction. Situated adjacent to Sorority Row and steps from the University of Florida campus, the 73-unit, 228-bed portfolio offers unmatched walk-to-class convenience in Gainesville’s most desirable student housing corridor. The portfolio includes assets built from the 2008 to 2017 with a spectrum of various unit mixes. Berkeley Square is executing a targeted value-add program to modernize units, elevate branding, and institutionalize operations. With UF’s continued enrollment growth, tight housing supply, and virtually no new pedestrian-oriented development, Lyons Corner is positioned to deliver compelling risk-adjusted returns and long-term value creation for our partners.
Berkeley Square Capital Partners acquired Sol @ West Village in February of 2020. The property includes 2,289 student housing beds within 663 units on over 34 acres. Located on UC Davis’s campus, the property provides convenient access to all that the UC school system’s largest campus has to offer. Sol, which was built in multiple phases from 2011-2013, is one of the largest single asset student housing communities in the country. The asset amenities include a clubhouse, fitness center, resort-style pools, a study hall, and a theater.
Sol @ West Village
Berkeley Square Capital Partners through its principals have acquired 55 assets which amount to 424 Units throughout Southern California in a multitude of urban infill locations. The portfolio consists of market-rate and affordable multifamily and also includes several mixed-use assets. Berkeley Square has effectuated in excess of $20 million of renovations through its in-house construction management team to this portfolio and has averaged returns in excess of 30% IRR to its network of investors.
Urban Infill Portfolio
Berkeley Square Capital Partners acquired SOLIS IV in October of 2021 in an off-market transaction. SOLIS IV consists of 55 units totaling 190 Beds. Additional properties have been added to our portfolio in 2023 and 2024, making our partnership one of the largest student housing owners at UC Santa Barbara. Located in Isla Vista - the properties serve the University of California Santa Barbara student market. The assets are pedestrian in nature allowing residents a 5-minute walk to campus. The portfolio includes assets from the 1960s and 2000s vintage with a spectrum of various unit mixes. Berkeley Square will be overseeing a $2.6 million renovation plan across all assets. Upgrades will include unit modernization, furnished rentals, expansion of the existing bed count, and updated common areas. UCSB’s extreme shortage of student housing combined with Isla Vista’s restrictive development policy will lead to significant value creation for our partners over the term of the investment.
