SOLIS IV

Berkeley Square Capital Partners acquired SOLIS IV in October of 2021 in an off-market transaction. SOLIS IV consists of 55 units totaling 190 Beds. Additional properties have been added to the portfolio since the initial acquisition in 2021. Located in Isla Vista - the properties serve the University of California Santa Barbara student market. The assets are pedestrian in nature allowing residents a 5-minute walk to campus. The portfolio includes assets from the 1960s and 2000s vintage with a spectrum of various unit mixes. Berkeley Square will be overseeing a $2.6 million renovation plan across all assets. Upgrades will include unit modernization, furnished rentals, expansion of the existing bed count, and updated common areas. UCSB’s extreme shortage of student housing combined with Isla Vista’s restrictive development policy will lead to significant value creation for our partners over the term of the investment.

Sol @ West Village

Berkeley Square Capital Partners acquired Sol @ West Village in February of 2020. The property includes 2,289 student housing beds within 663 units on over 34 acres. Located on UC Davis’s campus, the property provides convenient access to all that the UC school system’s largest campus has to offer. Sol, which was built in multiple phases from 2011-2013, is one of the largest single asset student housing communities in the country. The asset amenities include a clubhouse, fitness center, resort-style pools, a study hall, and a theater.

Urban Infill Portfolio

Berkeley Square Capital Partners through its principals have acquired 55 assets which amount to 424 Units throughout Southern California in a multitude of urban infill locations. The portfolio consists of market-rate and affordable multifamily and also includes several mixed-use assets. Berkeley Square has effectuated in excess of $20 million of renovations through its in-house construction management team to this portfolio and has averaged returns in excess of 30% IRR to its network of investors.
